Terms and Conditions.


Should you require any further clarification of the following terms and conditions, please contact us directly.


1/. The person signing the booking form (deemed the Party Leader) must be 25 years of age or over and agrees to the booking terms & conditions. This shall be considered binding on behalf of all other persons intending to occupy the premises as party members.  This Villa is governed as tourist accommodation under Florida State law and may be examined by State Inspectors. 


2/. A booking will be considered valid when:

a/. The fully completed and signed booking form has been received by the owner, accompanied by the booking deposit of £100 per week or part therof (non-refundable).  Our receipt of your deposit monies will be confirmation that you agree to be bound by these terms and conditions and have taken out suitable holiday insurance. 

The £150 security deposit should be paid when the balance is due, this will be returned to the party leader no later than 14 days after the completion of the stay as long as no loss or damage is reported by the owners Management Company.

b/. We have confirmed the booking in writing to the Party Leader.


3/. Full payment of the outstanding balance must be paid 8 weeks prior to the commencement of the stay. Failure to do so may result in the cancellation of your booking.


4/. In the event of a client wishing to cancel the booking they should inform the owner immediately by telephone and confirm this in writing.


The following conditions will apply:

Cancellation 6 weeks or more prior to departure client shall pay 50% of the total rental charge. Cancellation less than 4 weeks prior to departure client shall pay 75% of the total rental charge. Cancellation less than 2 weeks prior to departure client shall pay 100% of the total rental charge.


5/. The Owner reserves the right to cancel all bookings should circumstances beyond their control necessitate this. However this is an extremely unlikely event and all moneys paid will be refunded to the client in this instance.


6/. The guest is responsible for any damage or breakages that may be caused to the property or its contents. All damage and faults caused or found at the property during the stay must be reported to our management company at the earliest opportunity.


The Management Company will be the sole arbitrators on the cause of damage or loss.
We reserve the right to retain some or all of the security deposit should this be necessary to cover the cost of any damage or loss and also to pursue recompense for any damage/loss caused should the value of the security deposit be exceeded.


7/. No liability shall be accepted by the Owner for loss of mains services, failure of appliances or any actions by others over which we have no control.


8/. For the comfort and safety of our guests smoking is NOT permitted within the home.  It is also an offence to smoke in Short Term Rental property and under State law you may attract a fine of up to $1000.


9/. No pets are allowed in the home.


10/. The home is available from 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure (exceptions only by prior arrangement with the Owners Management Company).


11/. The Party Leader and all guests agree to the following:

a/. To take all reasonable care of the property during their stay and leave it in a clean and tidy condition on departure.


b/. To permit the Owners Management Company and its agents reasonable access to the property to carry out any necessary maintenance operations.


12/. The Owners and their agents do not accept liability for death, personal injury, loss or damage to persons or personal effects (or 3rd party claims) however caused as result of this booking or subsequent holiday. All Guests are responsible for taking out adequate insurances to cover all risks during their stay. These conditions are also applicable to any visitors to the property during the stay.


13/. All guests must undertake to abide by any rules and regulations in operation when using these facilities. Safety rules posted should always be observed particularly with regard to the pool areas.


14/. The Owners or their agents cannot accept responsibility in respect of damage or changes caused by Force Majeure. 
e.g. strikes, floods, closure of Airports, weather conditions or any other event beyond our control.


15/. Due to state fire regulations under no circumstances must more than the number of persons identified on the booking form occupy the property.


16/.  A safe is provided, for your security only one key is kept in the USA.  If you lose the key yo must report it to the property manager who will arrange for a locksmith to replace the lock at your expense.  The safe key must be left in the safe lock with the door open on the day of your departure.
